How to measure properly?

G'day
I've been going to the gym for a couple of years, just started out to get fit, same old same old.
Now I'm happy with my fitness, I want to sculpt my body correctly dieting and workout routine.
When I measure my chest, waist ect would like to know what is the correct way, should I flex or not?
I'd like to get all my beginning stats to measure progress over coming years.
 
That's exactly what I've done, thanks for the help guys, my current measurements are
Chest 41
Arms 14.5
Waist 38
I've got a long way to go to reach my goals, but all great journeys start some where.
 
You could really do either, unflexed is the standard, but as long as you do it the same way everytime you will still be able to accurately evaluate your progress.
