seems like a solid business model , the 'free' memberships given out to the ladies will more then pay for themselves with the guys who will want to join for the great equipment and awesome 'eye candy'

You can PM me when this gym opens. i will fly to that grand opening. Just make sure the strippers already have their memberships on opening day.
 
Powerrack with olympic barbell and plates obviously
Adjustable benches (sturdy such as hammer strength)...optional but nice-to-have: decline bench for both chest and ab stuff
Dumbbells from 10 to 150lbs, by 5lbs...can go up in 10lbs increments after say 90 or 100lbs
Adjustable cable...preferably two in a crossover configuration, bonus is there are usually handles in the middle for chins/leg raises etc
Low row cable station
Lat pulldown (get the one with two cables so you can do unilateral or bilateral movements depending on what you attach)
Landmine attachment for barbell rowing...just get one that attaches to the side of the powerrack foot or similar
Dipping station: usually you can get an adjustable set of handles that will attach to the powerrack or similar
Hyper-extension bench: for bodyweight, or holding a weight/band to your chest etc while doing hypers
Plate-loaded incline leg press
Plate-loaded hack squat (optional but really nice-to-have)
Hamstring curl machines: At least one of, but preferably each of prone/lying, seated, kneeling
Leg extension machine
Calf machine: at least one of, but preferably each of standing, seated, donkey

A few optional ones that come to mind, I like them but can get away without
-smith machine
-adductor machine (get one that switches and lets you do abduction as well)
-glute-ham raise
-hip flexor/glute machine
-captain's chair ab/dip/pullup station combo
-hammer strength chest press machines (various angles...most importantly incline, but flat and decline are nice too)
-hammer strength shoulder press machine
-hammer strength horizontal row machine: get the bi-lateral version so you can do one or two-arm movements
-hammer strength lat pulldown, inverted-grip lat pulldown, high row and low row machines
-ab machine(s)
-hyperextension machine(s)

Try having one in that combo ask you to help her "push harder" with hip abductors. So hard to act professionally when those little shorts start getting gobbled up! :wiggle:

I outfitted my gym old school style. Not really by choice, we just don't have the money to spend since it's primarily a boxing gym. Power rack, cable crossover, lat pull down, calf machine and dumbells from 10-120lbs. Over a 1000lbs of olympic plates and a couple of benches. It may not sound like much but I've been able to come up with ways to do just about anything with what little we have. Is the hammerstrength stuff nice...hell yes but it's not needed. Arnold and Franco as well as many others built awesome physiques with about the same amount of equipment. Newer and cooler doesn't always equal better...

I would also like to do a "private" or serious lifters gym. But how do I find these people? What rates can a private/serious gym charge?
Locally we have "Good Life Fitness", ymca and a crossfit gym. Surely there must be people who hate those places because of the posers
who hog machines while chatting on their phones.
I tried the local ymca weight room, lots of equipment, lots of older people doing very little. Only saw one guy who looked like a serious lifter.
Maybe it's me, but I wouldn't want to go there. I find working out with other serious people ups my motivation and output.
Thoughts?

Thats exactly the market research I'm doing, to find an area where there are those who are tired of the corporate atmosphere and want a real 'private members' type of setting with serious lifters . Don't need a large facility to do this. gym will be open 24/7 access and all private members will have a code to let themselves in.

Will need 'tried and true' top notch equipment though (old school and new)
 
Outside of basic barbells, dumbbells, plates, a good rack platform and competition style bench, I don't need much. A good sturdy glute ham deck, some implements like farmers handles, a steel log, maybe some plate loaded machines for rows.
 
One thing I liked about my old gym was the placing of the dumbell rack. Strewn across the mirror at waist high a single rack with dumbell pairs.

An old tight end from the Washington Redskins owned the gym, some of might remember Clint Didier.

He made it mid thigh for him but waist high for most peeps. Picking up 100 lbers while leaning over is what I put up with at golds gym
