yeah I was looking at closer to 150k as initial start up $ . Where I live the commercial real estate rental market for what I'm looking for (warehouse space, not retail) is pretty affordable . the primary business I own currently leases a 2500 sq ft commercial space in an executive golf course community and pays only $2400 a month , same type of set up in another city like LA would run at least $10k a month

Thats a huge chunk of change to save compared to doing this in other market areas. In other areas, the number one hindrance to being able to do something like this and afford it is the cost of real estate; can't imagine living in some overly priced market and having to fork out and budget $240,000 just for the two year lease.

still got a good 8 months or more of research and due diligence to do to see if I'm even going to move forward in the first place.

I own a real estate investment company and a commercial mech. contracting firm,, so at least i got a little bit of business savy
 
Simple. All I need is Squat Racks, plenty of bars with open space to use those bars for cleans or what not. Cables, which always have the necessary stations for lat pull downs, seated rows, adjustable pull down cables for arms and what not. Dip/ pull up set up, and plenty of dumbbells and curl bars. Pretty much everything I do is compound exercise supplemented with cables and dumbbells.

I had a small gym. 3,400 sqft. In a shopping center back in 87' rent was 4,500 a month. I had all my equipment made and I sunk 150K. It was all the BB type equip. Benches racks, squat racks, one smith machine. Incline bench's. Pec machine. Pull down, row and push down station. leg sled. laying hamstring and standing hamstring I didn't have cables, I don't remember. . Dumbbells 2 sets of everything from 5 - 75 then 1 set of 80-120 lb.. a platform wood floor topped with rubber for dead lifts, clean and jerk etc.... so you could drop it. Chin bar, leg extensions x 2.

No curl machines or tricep machines ??

That's the most of what I can remember. Wall to wall mirrors.
